The council has pledged not to sell the land in the near future
An area of green space in Middlesbrough is to be protected from development after a plan for shops was rejected.
Councillors decided unanimously not to sell the land at Marton Manor near the Apple Tree pub.
A Middlesbrough Council spokesman said the proposed development had met with "strong opposition."
Councillor Mike Carr said: "We are pleased with the result, both that the land will not be sold now, nor for the foreseeable future."
